Due to my specific experiences with their management practices, I will not consider purchasing any unit in a condominium managed by Shabri Properties. This is a firm directive. I advise any prospective buyer to perform extensive due diligence regarding their history before committing to a purchase.
View on GoogleTerrible management and this James north , calling him useless would be generous, at least useless doesn’t make things worse. Also, Isn’t it so funny that the moment a negative review appears, suddenly a magical parade of 5-star reviews shows up like clockwork. It’s almost adorable , like watching a toddler try to hide behind a curtain while their feet are sticking out. We get it. Damage control. Clap clap. 😂 Meanwhile, we had neighbors who basically treated every day like a drum-circle festival. We sent complaints, we sent videos, we basically sent everything short of carrier pigeons — and the response was… absolutely nothing. The silence from management was louder than our neighbors. They brag about 63 years in business and somehow still led by clueless armatures. Responsibility and competence clearly retired decades ago. Having James north in charge is like hiring a bull to run a china shop—destruction guaranteed, reputation optional.
View on GoogleIt plagues to leave a negative review. Because I feel like the Internet shouldn’t be a space for negativity. But I have completely lost faith in shabri properties. First time in a condo. I purchased a brand new condo in Stoney by the lake. The como property. James north doesn’t respond to emails at all. I feel bad for our property superintendent Kevin. He is a buffer to James and answers all my questions when it’s crickets from management. Kevin is fantastic. Cannot say enough good things about him. Brand new building we have a water leak in the roof of our hallway. Been like this since I moved in May of 2024. I heard from our condo board president that it’s the builders fault and was told to be patient. Desantis the builder is dragging their feet. The superintendent fixed the tites before Christmas but we had another leak between Christmas and new years. What’s the environmental impact to us the Owners in this building? What is hiding behind the wall is there water running down the back of my wall that faces the hallway. Is it moldy and a hazard to the tenants. Who knows shabri is none responsive. Condo fees have more than doubled since we purchased in May of 2024. Since then the justification was increased security cameras, landscaping (which I am excited to see in the spring but I will hold my voice) and retrofitted prison style lighting in the hallways. For a 2 year old building this should have been completed at occupancy. I feel like current tenants are paying the price for all the retrofit that will pay off in 15 years. 600 north service road is a beautiful building but it’s falling apart in the hands of shabri.
View on GoogleJames North has been an outstanding property manager for our condo association. His experience and expertise in condo management has been so helpful. He is thorough, very responsive and always great to deal with on any issue. He is a great resource. Thank you James.
View on GoogleShabri Properties Ltd. has not paid our lawn maintenance company and the condo owners are now left with unkept property & grass/weeds over 2 feet tall. Numerous emails & voice messages have been left with the President of the company regarding lack of lawn care & property safety concerns. All have been ignored.
