Elementary Property Inspections

I recently hired Elementary for a home inspection, and the experience was exceptional. Eric was incredibly professional and didn't just point out issues; he took the time to provide genuine guidance on how to maintain the home and prioritized which suggestions were urgent versus "nice-to-haves." What I appreciated most, however, was their honesty regarding the limitations of the inspection. Instead of claiming to see through walls, they clearly explained the caveats—identifying what was inaccessible and where the "visual-only" nature of the inspection ended. Knowing exactly what they couldn't see gave me even more confidence in what they did find. If you want a realistic, expert assessment of a property without the sugar-coating, I highly recommend them.

Had our home inspection done with this company, the inspector cut several corners and overlooked several areas of the home. Refused to fully inspect the roof due to the pitch (which is fair as it’s 10/12) but this means that the chimney flashings are assumed to be in good condition as they were not inspected. The attic was not inspected because there was 10 screws in the attic entrance (knee wall inside closet) and the inspector refused to remove them. Stated that if it was 3 or 4 screws he would but 10 is too many. The water main was shut off (inside the home as the property had a leaking tap and was vacant for many months) the inspector stated the plumbing and drainage system was in good working order without even turning the water on. When confronted with this problem the inspector said he refuses to turn on water mains incase it leaks (which is what they are supposed to be looking for). When we requested he returned the next day as we needed these areas to be inspected for our closing date he refused to return as he claimed to be going on vacation. If he would have just fully inspected the home to begin with we wouldn’t even have needed a follow up visit. This company has no problem taking your money and giving you a report but don’t expect it to be fully accurate or everything fully inspected. As first time home buyers we were very dissatisfied with the level of professionalism and the lack of proper documentation following the inspection process. (Don’t claim all systems in the home are in good working order if you didn’t even test them) Continued; While I appreciate your detailed response, I must express my disappointment with the inspection process. The fact that the attic hatch was sealed and not accessible, and that critical systems like the plumbing could not be fully evaluated due to being shut off, significantly limited the thoroughness of the inspection. It’s concerning that these limitations were not clearly communicated beforehand, which impacted the reliability of the report. Additionally, expecting clients to anticipate the need for the water to be turned on and blaming them or their realtor for issues that could have been mitigated by better communication from your team is unfair. Overall, the inspection did not meet my expectations for comprehensiveness, and I believe there is room for improvement in transparency and clarity during the process.

Eric was professional, thorough, respectful and diligent. He provided a comprehensive and detailed report that allowed us to make a sound decision about our next steps with respect to our investment.
