🚨 BUYERS BEWARE! 🚨 I’m a Toronto realtor with over 20 years of experience, and this has been one of the most difficult builders I’ve ever dealt with. In 2021, my son and sister purchased two pre-construction units with DeSantis Homes (MUSE). Despite an outrageous $20,000 assignment fee—far above industry norms—we proceeded due to the waterfront location and the builder’s reputation. As closing approached (December 2025), communication became nearly impossible. Emails and voicemails went unanswered for weeks, forcing in-person visits to their Grimsby office just to get responses. The most troubling issue occurred in November when the builder asked my sister to bypass interim occupancy and go straight to final closing. They sent an amendment for signature but failed to clearly disclose that signing it would waive compensation owed to her. Trusting the builder, she signed—only to later discover she lost approximately $7,500 as a result. I strongly urge buyers to have every document reviewed by a lawyer before signing. In our experience, this builder was misleading and acted to their own advantage.

We were super happy with our experience buying our first home with DeSantis! Chiara was the absolute best, she made us feel so comfortable and was always available to answer questions. We have nothing but good things to say about this experience. Buying a first home could have been really stressful, but after every meeting with Chiara we left feeling more and more reassured that we were making the right decision!

My parents bought a house from DeSantis. The aftercare team at DeSantis is wonderful and my parents had a great experience with Sasha and Tony specifically. They have been in the area looking after the new developments and has always been super friendly and very accommodating to any requests that they have no matter how small or big. It truly feels like a small community experience. I don’t know many builders that have a wonderful after sale service.! They are both very knowledgeable and always willing to lend a helping hand. Also had a great experience with Alex the on-site supervisor. He clearly has a lot of experience in this field and is able to answer all our questions.

I noticed my floor boards in my bedroom are lifting, my bed and dresser are sinking and there is a significant amount of black mould growing through my baseboards (my condo is 7 months old). Clearly water is coming from somewhere. I called desantis and got someone to take a look. I was told I would receive a call later that day (this was Thursday) to schedule time for the contractors to replace my drywall, floor and baseboards in my bedroom (to top it off I’d have to take 3-4 days off work). I did not receive a call. Friday I called the office and left a message, I did not receive a call back. On Tuesday I called the office again and left a message, I Still have not received a call back. I’m not sure when exposed black mould becomes a health and safety issue, but either way they do not seem to care.
